Selling your home can be a very expensive process with traditional fees that can range from 1% - 5% of your final selling price, our selling fees can save you a huge amount of money in the process. By keeping our overheads low we can afford to pass on the savings to you through our two selling packages. We are an online hybrid estate agent offering all the services of a traditional High Street Estate Agent (including a free property valuation) and we get your property on the major portals at a fraction of the cost. You can expect to receive an uncompromising level of service.
Why are your prices so much cheaper than other agents?
As an online estate agent we do not have an expensive high street presence and we can afford to keep our overheads low. Our two packages are kept simple and are inclusive of VAT, there are no hidden charges and we are fully transparent as to what is included in each selling package. Our competitive fee packages doesn’t mean the service is compromised. From valuation to completion we are there every step of the way with your local franchisee as your point of contact all the way through the process.
How do I instruct nu-move to sell my property?
Selling your home online through nu-move is simple, select the selling package that suits your requirements and follow the online registration process. When do I pay my fees and how do I make payment?
Fees on the Saver Package and the Premium Package require no upfront payment, they are both pay on completion. We do require you to enter into an agreement to pay when the following occurs:
When the property sells and the legal process is complete
We only get paid if we sell your property and it exchanges/completes
*any ad ons do require to be paid upfront, this can be done when you choose your package
Are your fees deferred?
No. On both our packages we do not defer the payments. Both packages are pay on completion only.
What happens if I decide I do not want to sell or want to withdraw my property from the market?
You can withdraw your property from the market at anytime. All we ask is that our marketing cost are covered by paying a £299 withdrawal fee.
How long am I tied in for?
There is no tie in period. We will continue to market your property until the property sells or you change your mind and withdraw.
Will my property be on Rightmove and Zoopla?
We market all properties on the nu-move website as well on our extensive network of over 700+ property websites including Rightmove, Primelocation, and Zoopla etc.
What’s a Rightmove/Zoopla premium listing? Will a premium listing benefit me?
A Rightmove or a Zoopla Premium Listing is an enhanced listing which alters the way your property advert appears on viewers’ initial search results. Instead of displaying a single image that you would normally expect to see, a premium listing is highlighted and displays a greater number of photos so that it stands out amongst other listings, it is a great way to entice viewers to click on your listing. Rightmove data reveals that properties with a premium listing receive approximately 35% more people clicking through to view a listing compared to one without and early results on premium listing trials done by Zoopla show 70% more page views on average and twice as many enquiries generated than standard listings.
How long does it take for my property to be listed online?
We aim to have your property listing ready for your approval within 5 working days of your instruction. One of our team will contact you to arrange a home visit and provide your free home valuation. After your home visit we will finalise the details of your listing ready for your approval within 3 working days, will then publish this online once you have confirmed you are happy with everything.
Who will visit my property? Do I have to take my own property photos?
A nu-move franchisee will visit your property. All our franchisees have local property knowledge and are qualified to take professional photos, floorplans and compile property descriptions. You can provide your own description and photos provided they are representative of your property which our franchisee will confirm on the home visit. Property details are forwarded to vendors for review and approval before the details are submitted live online.
Can you carry out the viewings for me?
Yes we can conduct the viewings for you. You can upgrade the Saver Package by adding the viewings bundle or our Premium Package includes the viewings as standard.
My property is already on the market. Can I instruct nu-move as an additional agent?
Yes, you can still instruct nu-move. You can choose to instruct us straight away and set the date for your listing to start as the day your current agreement comes to an end. You can also instruct us as an additional agent, subject to the terms of your existing agency agreement. You may be liable to pay them multiple agency fees and/or still have to pay the agent if you sell through us.
Do I have to have an EPC? How long does an EPC last for?
In general an EPC report will be required to market a property for sale, although some buildings are exempt from having to have one (e.g. listed buildings). If your property is not exempt an EPC report is obligatory. An EPC lasts for 10 years from the date that it was purchased. Please note if you already have an EPC you do not require another unless you have made some energy changes to your property.
